Two Operators Own 48 of Boston's 99 Dunkin' Locations

Boston has 99 licensed Dunkin' locations: 86 street stores plus 13 at Logan Airport. We pulled the Licensing Board license behind every one.

On paper they belong to 46 legal entities, most with innocuous names like Mission Hill Donuts LLC and BB Donuts. Grouped by the named manager on each license, they collapse to 20 owners, and two operators hold 48 of the 99. The Waldwin Group (Clayton H.W. Turnbull) holds 26, including 9 of the 13 Logan Airport units. Watermark Donut Company (Sean Sullivan) holds 22, concentrated downtown.

Two people, ten companies

L R Donuts, LDB Donuts, HL Donuts, Brians Donuts, and BU Donuts read as five unrelated single-store LLCs. The manager of record on all five is Luis Reis. Kristakait Donuts, L Street Donuts, West Broadway Donuts, and John-Kevin Donuts all list John Gillespie, and a fifth license is held under his own name. We call these hidden chains.

The pattern runs through the whole roster: 46 entities, 20 owners. Watermark alone is registered under five spellings of its own name.

What the license dates show

The roster is a snapshot, not an archive. 76 of the 99 licenses carry 2013 issue dates, the year the city digitized this roster, so an issue date is a floor on an operator's tenure, not the age of the store. What the dates do support:

  • 15 licenses issued 2017 or later mark newer stores or ownership transfers.
  • One documented handoff: Silveira's Donuts at 1447 Tremont St, licensed since 2013, lapsed in 2025. The Pesce Network's Mission Hill Donuts LLC licensed the same Mission Hill corner at 1443 Tremont in 2024.
  • One brand-new store: West Broadway Donuts at 11 W Broadway, licensed May 22, 2026, with 5 Google reviews at census time.
  • Two downtown disappearances: 330 Washington St and 1 Winter St, both Watermark stores. Google marks the first permanently closed; the second lapsed and delisted.

The national giant barely shows up. Cafua Management, the largest private Dunkin' franchisee in the country, holds exactly one Boston license: Greater Boston Donuts LLC at 99 Cambridge St in Charlestown. The city's biggest operator is local: Turnbull built his stores in Dorchester, Roxbury, and Nubian Square, then took over most of the airport.

  • Boston Licensing Board Licenses dataset on data.boston.gov: 102 unique active Dunkin' licenses, each with its legal entity, manager of record, and license dates. 99 kept after excluding two closed stores and one superseded license.
  • Active Food Establishment Licenses dataset: coordinate fallback and the host-licensed kiosks that sit outside the franchise roster.

Limitations: the count is licensed franchise locations, so seven hospital, campus, and arena kiosks under host licenses sit outside it. For 11 of 20 owner groups the only public name is the license manager of record, and the manager is not necessarily the owner.
